What a split loan does

A split loan divides your borrowing into two portions — one on a fixed rate, one variable. The fixed portion gives you a repayment that will not move for the fixed term; the variable portion keeps the flexibility to make extra repayments, use an offset account, or refinance without a break cost. You are deliberately choosing partial certainty rather than betting the whole loan on one direction.

Choosing the ratio

There is no correct split. The useful way to set it is to decide how much of your repayment you need to be predictable — typically the portion your budget genuinely depends on — and fix that, leaving the rest variable. Someone with a tight budget and no buffer usually fixes more; someone planning to make large extra repayments usually fixes less, because the fixed side will limit them.

What to check before splitting

Confirm whether the lender charges a separate account fee per split, whether the offset account applies to the variable portion only, and what the extra-repayment cap is on the fixed side. These details vary and are easy to miss when comparing only the two rates.
